1. My non-negotiable, rock-bottom, no-haggle price would be
$250k. That is assuming that I will pay no real estate commissions and no closing help.
2. Right now, a very harsh (i.e., low) estimation of the property value based on sales within the past 3 months is $284k. I can provide this analysis.
3. When we listed, the comparable properties we used sold in August 2007. Those indicated a value of $340k. We're not in August 2007 anymore, Toto! But keep in mind that this property has a lot of value to gain back if the taxpayers' rescue of Fannie and Freddie make loans cheap again.

1. We are 0.7 mile from Bryce Resort -- or 1.9 miles to the ski slopes and golf course. This is a 4-season resort. The owner of this property gets the same resort benefits as those living on the resort (i.e., none), and membership is available for purchase if desired.
Membership is not required to use the resort's facilities.2. We are 2 hours from D.C. We're the closest ski resort to D.C. And it's a perfect place for skiing children, as it has the best ski training anywhere in the region.
